  • What is the right land size for me?

    Land Within Reach typically sells lots sized between 2.0 to 10.0 acres. A good size reference is an American football field. One (1) single football field is equal to 1.32 acres of land.

    • 2.0 acres of land = 2.64 football fields
    • 5.0 acres of land = 6.60 football fields
    • 10.0 acres of land = 13.20 football fields

    So, as you're considering a land purchase, take a moment to walk out onto a football field to get a sense of scale. We think you'll agree that somewhere between two (2) and thirteen (13) football fields is an impressive amount of land that will likely meet your needs.

  • What are the closing costs and associated fees?

    Closing Costs:

    The closing costs related to purchasing property from Land Within Reach are a reservation deposit of $250 per lot, plus a flat-fee of $500 due at closing, which covers all costs of creating and recording the legal documents with the County. Together, this $750 covers all costs related to closing.

    Property Taxes:

    First partial month's interest (if any) and property taxes prorated and billed to the customer at the end of the first year.

  • What information must I provide to qualify for owner financing?

    After signing a Purchase Agreement for a piece of property, we will request the following information to qualify you for an Owner Financing loan:

    • Each co-signer must fill out a copy of our Personal Financial Statement. (One PFS is acceptable for co-signers who share finances.)
    • Each co-signer must provide two most recent years of taxes
    • Each co-signer must provide a copy of their FICO score and credit history report (Only the best score is used to qualify)
    • Each co-signer must provide a copy of their Drivers License and a second form of photo ID
  • Are RV, mobile or manufactured homes allowed on my lot?

    The deed restrictions associated with all properties sold by Land Within Reach prohibit the use of Mobile or Manufactured homes. Only site-built homes, Barndominiums and high quality modular homes may be used as residences.

    Recreational Vehicles (RVs) may temporarily be used as a residence while a single family structure is under construction, but can only be permanently stored on the property behind screening or in a structure when not in use.
